I worked with the Buyers on a transaction involving some difficult Sellers represented by another agent. On the Tuesday before the possible Friday closing I finally received the Title Commitment which was not provided 5 days before closing. Buyers were emailed documents and a return FedEx label and the HUD1 settlement fee to the Buyers increased $100 because it was a mail-away (one way Fed Ex does not cost $100). There were still some issues between the Buyers and Sellers and at 3:33 PM on that Wednesday I received a text from the Sellers' agent that they would not allow a 5 PM walk-through that day for a closing on Friday. After speaking with the agent and telling him the Buyers did not want to close until the following Wednesday with a walk-through on Monday at 5 PM, the agent sent me a text at 4 PM on that same day saying the Sellers had agreed to extend the closing to the following Wednesday with a walk-through on Monday. On Thursday morning, after a conversation with the Sellers' agent, the title company closing agent (who had received notice of a closing extension 3 days earlier) called my customers (without talking with me first) and said she was confused and what was it that the Buyers wanted to do. The Buyers were so upset and stressed that they said to just get the thing closed so they could be done with it. There was no time to review closing documents or the Title policy as they had to print the emailed documents and drive into town to send them back by FedEx for a closing the next day. The Sellers agent and the title company closing agent were very unprofessional and unethical in their handling of the transaction by circumventing me as the Buyers' representative. I would not recommend Action Title Company to anyone looking for a title company to handle their real estate transaction or at the very least check their inflated settlement costs.
