The appraiser from Choice Appraisal Services in Colorado Springs showed up with someone who seemed to be her son, who argued with her during the entire appraisal process, and then proceeded to report back a home value that was significantly below market for our area. The appraisal was reviewed by numerous local Realtors and it became clear that while she claimed to be an expert in our area, she didn't know the area like a local would have. The appraisal didn't take into consideration price differences between neighborhoods in our town, price differences between sections within our own neighborhood, or quality of construction among her comparables. We went so far as to pull the entire MLS for our area, comb through the recent solds, and we submitted numerous alternative comparables for her to consider -- all of which were simply ignored. For us, it was a waste of time and money to go through the refi process with our lender only to be presented with an appraised value that was more than $125,000 BELOW what the local market would dictate. It felt like the appraiser just cranks out stock appraisals without doing any real research or significant value comparisons. So, if you want a low-ball appraisal, go for it. But if you want a fair appraisal, insist on a local appraiser.
