We were under contract for 3 months on 138-142 Gleaner Chapel RD, Scituate. It was a nightmare dealing with Brian Carpenter. He is condescending, pompous obstructionist. After purchasing not one but 2 appraisals, a structural engineer report and an inspection we were unable to make a deal. The house appraised for $585,000. $45k UNDER asking. There’s not one inch of the property that has been maintained in the 20 years the sellers, Jim and Donna Cramer, owned that property. The pool is dilapidated, the barn needs painting. Both houses and the building have leaks in the roofs and every faucet, mold growth, structural damage and uneven floors. No interior updates have been made in 20+ years. There are piles of scrap and trash grown into the landscape. It has outdated CESSPOOLS to the tune of $30k+, the sellers will not touch them. Cesspools are IlLEGAL in RI. The list goes on and on and yet the sellers were uncompromising in their asking price, refusing to budge $7,500. Less than 1.5%. Every appraiser and lender in a 20 mile radius have working knowledge of this property. We’re also the second sale to fall through on a house that’s been on the market for a YEAR. Good luck trying to sell at that inflated price.
