Bob recently did an appraisal of my home and much to my surprise the comps were many miles away. He also did not adjust for a difference of a 1 bed room home to a 3 bed room home. He lumped several items into a fireplace which the adjustment was extremely under value. He adjusted just 20 sq ft which in the price range of the homes should be at least 50 sq ft it appears to me he took the easy way out with out really investigating better comps closr to the subject property . He adjusted for and extra bath at $10,000 but zero for having two more bedrooms which easily would account for an additional 35,000 . His ultra conservative appraisal and in proper adjustments nearly cost me my re finance it did cost me as i had to pay an additional1,000 for tclosing costs..He is a very nice gentleman and professional manner Thanks Bob
