DO NOT ALLOW HIM TO APPRAISE YOUR HOUSE! -

commentThe owner of this company was, unfortunately, the appraiser for the house we are selling. He appraised our house $17K less than what it was under contract for. He himself reached out to our real estate agent to unprofessionally brag that he would be appraising the home for less than market value. Our real estate agent appealed and when speaking with him to alert him of the appeal, he told him it wouldn't matter that he had proof of comparable comps. He purposely omitted homes that had the same square footage within the accecptable radius that would have proven the home's value. He refused to use any 4 bedroom comps even though our house is 4 bedrooms. You DO NOT want this man or company to work for you.

commentMr Forrest recently appraised my home in north Alabama and it was extremely off what my appraisal amount was in 2008 when I bought my home. To be exact a 30,000 dollar difference. He denied the requested review by my realtor even though current comp rates for my area indicated higher amounts. The home is in a good school system with many current renovations. His appraisal was based on old data and comp ratios from grossly inferior homes and foreclosures. Avoid using this company if you want a true and accurate appraisal. I am disgusted with his inadequate appraisal of my home and I recommend avoiding this company for any appraisal work. I am currently working towards a more formal complaint with the board.

commentI would highly recommend STAYING AWAY from this company. We just had an appraisal completed by this man and he clearly does not know the difference between painted cabinets & custom cabinets. The last 2 homes that sold in our neighborhood sold in the upper $180,000's. Neither had renovated kitchens like our house has, but somehow Mr. Forrest came back an appraisal that was less than what both homes sold for (both agents said his appraisal was way low as well). This company basis' their appraisal off square footage and not updates to your home, and that's per TL Forrest's explanation. If you have completed any renovations, I would NOT use this company because they will not give you credit.
Also, we have had 2 other appraisals completed (one when we bought the house and one after the kitchen renovation was complete) the 1st was $195,000 and the 2nd was $210,000. So since 2011, per this man our home value has dropped $24,000. Yes I am pretty upset that this company low balled us in a major way as well as devalued our home. Per this man, our home is one of the cheapest homes in our neighborhood even though we have one of the only custom kitchens.
